Advocacy

Minimise your risk when you buy, sell or lease

Whether you are buying, selling or leasing there are so many pitfalls for the inexperienced and unsuspecting that can cost tens of thousands of dollars and bring untold stress and lasting grief. At Armstrong Biggs Fallon our objective is to minimise your risk and help you achieve the best possible real estate outcome.

Why appoint a buyer advocate?
By working with you to understand your wants, needs and motivation we can deliver a significant competitive advantage that will save you time, money and stress. Our strategic approach and deep industry connections, spanning three generations, give us access to a constant stream of quality on and off market opportunities for both residential and commercial real estate.

Armstrong Biggs Fallon engage with you by initially agreeing your brief and budget. We then tailor a program to your requirements to provide all, or part of, the following services:

  • Local market, demographic & property research

  • Identification & presentation of suitable property options

  • Property inspection & selection

  • Arranging third party assessments - i.e. building & pest reports, solicitor review of contract documents

  • Valuation advice on pricing & rental assessments

  • Negotiation strategy & execution - i.e. auction bidding, expression of interest, private sale

  • Settlement co-ordination & property management.

As the level of engagement varies from client to client, so do our fees for this service. We have a range of options for you to consider, from a ‘full service’ fee based on a percentage of the purchase price, to fixed price options for initial consultations and assessments, negotiations (via auction or private sale) and pre-purchase valuation assessments.

Why appoint a vendor advocate?
Ultimately, to protect you or your business suffering from a conflict of interest. Estate agents who operate year-on-year in a particular locality and market sector are naturally conflicted by many competing interests throughout the selling process, for example when:

  • Providing an appraisal tailored to ‘win’ your listing.

  • Considering their own future business prospects when negotiating with multiple buyers.

  • Expanding the marketing budget to incorporate provisions to promote themselves and their agency brand.

These potential conflicts often lead to vendors incorrectly pricing their assets for sale, wasting thousands of dollars on a poorly tailored marketing budget or transacting below market value - to the wrong buyer.  There are plenty of transactions that ‘fall over’ every year simply because the agency did not read over or execute the contract documentation diligently.

All reputable real estate agencies essentially provide the same service in a very similar way. Agencies continually promote their brand, staff and database as being superior to their competitors. However, in reality, it is actually your marketing investment that invariably attracts the level of buyer interest and competition necessary to achieve the best outcome when selling.

Having an experienced professional guiding your campaign whilst holding the selling agent accountable ensures the best real estate outcome is achieved for you … and it will not cost you anything extra.

Why appoint a tenant advocate?
Tenant advocacy (or tenant representation) is assignment specific, each occupier having their own set of challenges to overcome in determining their office, industrial, retail or specialised accommodation strategy. Our key team members have advocated successfully for top tier law firms, developers, major retailers and many smaller scale commercial occupiers.

Many of our commercial clients see us as an extension to their business, choosing to utilise our experience when considering a ‘stay’ versus ‘go’ scenario or a new acquisition. Our tenant representation services include:

  • Accommodation needs strategy & space planning assessment

  • Market search & options analysis - including financial modelling

  • Lease, sublease, surrender or assignment negotiations

  • Rental review and ‘make good’ negotiations

  • Project facilitation and organisational reporting.
